Buyer's Representation Process:

  1. Strategic Consultation. We will meet at a time that is convenient for you and clearly define your home-buying goals, needs, wants and expectations. I will outline the complete home buying process and answer any questions you may have.
         I will then provide you with a customized plan specifically designed to address your real estate objectives and help define a home-buying strategy that insures your success. In addition, you will have full access to my core team (inspectors, home warranty protection, moving companies, etc.), and will be provided tools and systems to help facilitate and organize your home search.
  2. Financial pre-qualification and pre-approval. I will provide you with information on lenders in your area, and help to coordinate appointments/meetings for you.
  3. Begin your home search. Based on the information you provided during our consultation, I will begin the process of selecting properties to view on your behalf to determine if it meets your needs/expectations.
  4. Tour homes. We will begin to tour the homes you are interested in previewing, and discuss the benefits and drawbacks of each home in relation to your specific needs.
  5. Ongoing updates. I will provide you with ongoing updates on available homes, and (if you would like to be more involved in the process) set up a personalized system for you to receive home search updates directly to your computer.
  6. Compare. I will assist you in comparing homes along the way, and ultimately making a decision.
  7. Purchase Offer Contract. I will advise you on the offer's terms and issues and fill out the purchase offer contract.
  8. Make Offer. I will present your offer and negotiate on your behalf.
  9. Closing process. I will coordinate and supervise the preparation of all closing documents and guide you through the closing process, as well as help you resolve any closing issues.
  10. Move-in! Finally, I will coordinate your move-in and assist with any post-closing issues.

Seller's Representation Process:

  1. Strategic Consultation. A good place to begin is by exploring your short and long term goals in life and how selling your home fits in. I will gather information from you in order to thoroughly understand your goals, desires and needs to insure that I exceed your expectations.
  2. Determine the best price for what's going on in the market right now. We assess the current state of the market and what comparable homes are actually selling for by reviewing a Comparative Market Analysis (CMA) on your home. That way, we can objectively determine its fair market value and price it right to help you obtain the highest possible price in the shortest amount of time.
  3. Prepare your property so that it is in top-selling condition. I will work with you to help you see things from a buyer's point of view. I will consult with you on what to repair, replace or remove so that your home makes a GREAT first impression, and I will also assist you in staging your home.
  4. Implement time-proven, research-based marketing strategies. I will create a customized marketing plan that takes into consideration the unique aspects of your property, and utilizes the latest forms of technology-driven marketing as well as time-proven, research-based marketing strategies.
  5. Show your home. I will facilitate both broker and general public open houses to showcase your home, as well as coordinate the home showing process.
  6. Present offers. I will present all offers in person and advise you on the terms and contingencies.
  7. Negotiate offers. All offers will be negotiated on your behalf.
  8. Contingencies and inspections. I will schedule and coordinate completion of contingencies and inspections.
  9. Buyer. I will monitor the buyer's loan process.
  10. Closing process. Finally, I will coordinate and supervise the preparation of all closing documents and guide you through the closing process.
